End of Tenancy Cleaning

We work to an agreed scope: typically kitchens (including oven and fridge interiors where included), bathrooms, floors, internal windows and living areas. If your landlord or agent has a checklist, we'll work from it. The final scope and price are agreed before work starts.

Yes. Send us the inventory or check-out requirements with your enquiry and we'll agree the scope against it before booking.

Not as standard. Carpets are vacuumed as part of the clean, but hot water extraction carpet cleaning is an add-on many tenants include. Mention it when you enquire and we'll put it in the quote.

We can't guarantee that, and no cleaning company honestly can. The deposit decision sits with your landlord, agent and the deposit scheme, and covers things well beyond cleaning: damage, rent, wear and tear. What we can do is clean the property to the agreed scope so cleanliness isn't a reason for deductions.

Generally no. In England you're expected to return the property in the condition it was let, allowing for fair wear and tear, rather than being forced to pay for a professional clean. Many tenants still choose one because it's easier and helps the check-out go smoothly. If you're unsure, check the current government tenant-fees guidance.

It works best once the property is empty or nearly empty; we can clean properly once belongings are out of the way. If some items are staying, tell us and we'll agree what's workable.

The earlier the better, especially if you're working to a check-out or handover date. A few days' notice is usually enough, and for urgent jobs contact us and we'll do our best.

From £220 for a one-bed, £260 for two-bed, £320 for three-bed and £400 for four-bed. Fixed prices agreed before we start.
